Problem upgrading

I am trying to upgrade using "pacman -Syu". Its been around a month since the last upgrade. Here's my log:

Inputs I pick:

Installation fails with:
error: failed to commit transaction (conflicting files)
filesystem: /var/lock exists in filesystem
filesystem: /var/run exists in filesystem

I tried searching the forum with similar error, but threads go into other details of not being able to mount. I am not too bent on upgrading, but like to get the latest version of everything. Please help with the above errors to safely upgrade the system.
