RPI4 - can not start sway

I am on clean Archlinux ARM installed system. I created a new user and added him to the video group added sudo privileges etc... Then I logged in with this user and synced my system with the mirrors:

$this->bbcode_second_pass_code('', 'sudo pacman -Syy
sudo pacman -Syu')

I then installed packages:

$this->bbcode_second_pass_code('', 'sudo pacman -S sway
sudo pacman linux-raspberrypi4-headers')

And set the "/boot/config.txt" file to:

$this->bbcode_second_pass_code('', 'initramfs initramfs-linux.img followkernel
gpu_mem=128
avoid_warnings=2
dtoverlay=vc4-fkms-v3d')

If I swap last line with

$this->bbcode_second_pass_code('', 'dtoverlay=vc4-kms-v3d')

operating system after reboot doesn't get to the login terminal and renders a blank screen on my 4k monitor instead. So this is not an option.

With the current settings RPI4 now starts and I can login. But as soon as I start Sway (with two parameters added to output debug/verbose info) I get an error:

What else am I missing? My RPI4 is the one with 4GB RAM.
